Lenders usually require 2-3 years full accounts. However there are a few lenders that may accept 1 full year but this usually brings higher interest rates. Ask your accountant to request a copy of your sa302’s with tax year overviews, this is the equivalent of your pay slips and P60 and will determine how much you can borrow.

We have specialist lenders that still may be able to help you get on the property ladder. They usually require a minimum deposit of 15% of the purchase price.

We charge £495 on application. We take this payment only when we have an approval for you. This fee is non-refundable once a mortgage application has been made.
